We could not resist this subject. Flashlights without batteries is one of those solutions that is gradually becoming more popular over time. While flashlight without batteriesmany people have flashlights in their homes for emergency use and working under the sink or other jobs, how many times have you gone to use your flashlight and found that the batteries were discharged. Maybe the kids stole them for use on one of their games!

Perhaps you forgot to charge the battery after the last time it was used assuming they are rechargeable. Then there is the problem of disposing of batteries. Unfortunately many people just toss them in the garbage and they end up in landfill polluting our lakes and streams. Flashlights without batteries are the answer for those emergency situations that need a working flashlight 100% of the time.

Either way it can be quite frustrating to need a working flashlight when the power goes out. Especially not able to find one that works. This is why these new flashlights come with a crank. They can be charged at a moments notice and are becoming more popular.

There have been so many times when I have tried to use our flashlight when it did not work.  I just got fed up with it. Eventually I broke down, spent the $15 needed to buy one of these new battery less flashlights. We never buy batteries any longer.


The flashlight that I have has a small crank. Which I wind up when I need it. A switch to turn it on and three LED lights that shine quite a bright light on whatever I need illuminated. I keep one of these in the car all of the time. Also one in the house and never worry about batteries!

Advantages of Flashlights without Batteries

There is so much going for this solution that I wonder why more people do not consider making this purchase. First of all , no more batteries to buy. Secondly no more batteries to throw out and pollute the planet. No more manufacturing of batteries which also pollutes the planet. Finally, no more dead batteries when you really need a flashlight.

Some folks will make the comment that the manufacture of these new flashlights also pollute the planet. Yes this is true. However at least you are reducing the amount of pollution by no longer relying on throw away batteries.

The convenience cannot really be measured until you face the situation flashlight without batterieswhen you need to have a flashlight and there is no working model to be had.

There are disadvantages of using this type of flashlight and we will list them next.

 

Disadvantage of Using Flashlights without Batteries

The particular model that I have has a crank which must be wound to charge the internal capacitor. As the capacitor discharges, the lights progressively get dimmer until I rewind the crank again. Typically I need to wind the crank about every minute of use which becomes an irritation after a while if I need the light for a long time. This can be a bit frustrating if you are trying to work at the same time and need both hands to perform whatever it is that you are doing.

Larger capacitors or flashlights with rechargeable batteries provide better results so this is something I would look for if I need to purchase another one. I have seen flashlights were winding for a minute charges the capacitor enough for it to last a full 20 minutes.

Another disadvantage is when you are charging the capacitor by winding the crank, there is a fair bit of noise generated which is fine in 99% of any situation I will ever find myself in, however for those people looking for silence, this could be an issue for some.

Lately I have found it harder to find these kind of flashlights. Not sure if people are not buying them or if the stores cannot make enough money from them. It is too bad. we used and throw out far too many batteries for the toys we buy.

Great wireless  coverage outside doesn’t always mean great wireless  coverage inside homes and offices. Wireless carriers have done a good job on improving outdoor performance. They have added more cell sites spread across cities and even into rural areas. They have also improved dropped call rates in most major cities. In fact I hardly ever lose a call now due to a poor signal. Unless I am in a zone that they just have not figured out yet. But poor in-building coverage continues to be a problem for all carriers. Even for the long term incumbents who have robust networks. It does not matter whether you are serving offices, commercial buildings, condominiums, apartments and homes.

Indoor coverage – Blame the Building

Our cell phone numbers, voice calls, text messages  and email addresses have increasingly become a way of allowing us to stay connected no matter where we are.  We expect that our wireless devices should work inside our homes and offices, in fact we demand it. But building materials like concrete and tinted glass, and building locations in shadowed areas, can frequently degrade the cellular signal or even stop cellular, 3G, 4G, GSM, CDMA and PCS signals from penetrating into your location. Your smart phones don’t work in meeting rooms, home offices, warehouses – the list goes on.

It is usually the building materials that were used to construct the building that is the cause. At the very least the signal is weakened making calls difficult. There is a solution to this problem. However it means that either the building owner or the carrier must spend some money installing a wireless repeater.

Wireless Data Applications

Cell phones and other devices like iPads, iPods, iPhone’s, Blackberry’s, and G1 Android’s are fast becoming a way of mobilizing the workforce. IT shops in most companies are equipping their employees with these devices to improve productivity. Only to be stymied by poor coverage inside buildings. For example you might be willing to put up with two bars of coverage on your cell phone for a voice call. A strong signal is required for a wireless data application to work well.

Improving in-building coverage is a must for ensuring data throughput for wireless devices. Make sure those wireless applications that your organization has invested in, work well in the places where they are being used more and more frequently – indoors.

Solutions

There are many companies that provide indoor repeater solutions. Basically these systems capture the signal outdoors and repeat it indoors after it has been amplified. Find better voice calls and data rates with these solutions. As a result the same process for transmitting voice and data must be applied from indoors. The signal your phone transmits must be captured indoors and retransmitted outdoors so that the carrier can pick up the signal to be processed.

Others are employing a WiFi solution to improve data coverage and reduce data bills as well. With WiFi there is no data charge. Hence the user can connect directly to the companies data network after they have authenticated the users device.

Place sufficient WiFi transmitters and receivers  throughout the building to provide sufficient coverage. For example if your WiFi modem is located in the basement, the signal might not be that strong upstairs in your bedroom for example. Or even outside the home. Locate your WiFi modem upstairs somewhere. Where it can transmit a signal that is much less impeded by interference from your home.

Running tires at low tire pressure can cause all kinds of problems from uneven wear, to poor maneuverability to even blowouts at high-speed. In addition low pressure tires will cause your car to not handle as well.

Rental Philosophy

At one time we had a property manager who believed that having a low vacancy rate was the right way to manage a property. Yes, the property was always rented, however, the people we rented to were not some of the best people to have in our units.

All of the bad things that you can imagine occurred. They skipped town, they had a lot of damage in the unit, they missed rental payments and on and on.

It is very difficult in some jurisdictions to collect from these delinquents and it costs more money to collect from them for missed rent and money to cover damages. We came to the conclusion it was better to have a unit sit vacant for a month while we found a better class of tenant who had great references and was not going to wreck the place! The cash flow was usually better even though the unit sat vacant for a month.

Property Management Reports

  • Look for regular reports that meet your needs. They should include:
  • Monthly cash flow for your unit
  • Quarterly cash flow for your rental unit
  • Comparison to forecast so that you can see how you are doing
  • Annual statement for tax purposes
  • A managers report in narrative summarizing activity concerning your property

This seems like a lot, but it is necessary to ensure that there are no surprises. Some people will not hear anything regarding their property for an entire year and then get a big surprise when they find they have to pay more money for major repairs or that cash flow is not what they expected.

Property Management Contacts

This applies equally to your renter as well as yourself. The renter needs to have someone they can contact in case of an emergency to solve his or her problems. If there is a water leak on a long weekend, you want it fixed that day and not after everyone comes back to work.

Also if you the owner have a question, who do you call to get answers to your queries about information given to you on the property management reports. Remember to not be a pest either. Be professional and business-like in your dealing with the property manager.

References for Property Managers

Always get references, although sometimes that may be suspect. Spend an hour talking to other owners to compare notes. There are two fundamental things to look for:

  • Does the owner you are speaking with have the same business approach as you do
  • If so, are they satisfied with the service they get from the property management firm?

There is really no sense in speaking with someone who never talks to the
property manager, does not want reports and only wants to be called if there is a problem. Of course, they will be happy with a property manager who never calls them and gives them the annual report they need for their taxes. I am exaggerating a bit here, but hopefully, you get the point.

If you both want monthly results with an accounting report and a narrative report and the person you are speaking with finds the reports meet their needs, then there is a better chance that you will also be satisfied with the firm you are considering.
